Build on Your Lot
Half of our custom home projects are “build on your lot” projects. These are lots or acreage properties already owned by the customer.
If you are considering a lot or land, we can help you evaluate it for development, and help you negotiate and purchase it, if needed. We have developed and built many acreage homes in Denton County, Texas.
The following items should be considered when considering a property for purchase.
- Is the property properly platted to allow for a single family home?
- Is there any floodplain? Research FEMA maps and flowage easements.
- Will dirt need to be imported to build the house pad?
- Is there municipal or Coop water available, or will a water well be needed?
- Is there electricity to the site? What is the cost to run power?
- Is there natural gas or does it need propane?
- Are there property restrictions on what specifically can be built?
- Is the property un-incorporated or located in a town or city?
- Is there a public utility district?
Many areas in Denton County are unincorporated, meaning they are not in the city limits. You can often have the advantage of a stellar school district like Argyle Independent School District (Argyle ISD) without paying city taxes.
You can easily check your tax exposure at DentonCAD.com. There will be 3 rates. The school district will be the highest rate, then the city rate, then the county rate. If you do not see a city rate listed, it is considered unincorporated.
We have two unincorporated neighborhoods in Argyle ISD. Hilltop Estates and The Watson Addition off of S Hunter Hill.
Garage Construction
We can add a free-standing to your existing home to accommodate your boat or RV. We can install oversize garage doors and can install features such as floor drains and car lifts.
Home Fire Reconstruction
We have reconstructed many homes that were subject to a house fire. Our method is to demolish the home down to the slab, leaving only the slab, driveway and yard. This allows the final product to be of the best quality, without any concern of hidden problems or air contaminants from the existing structure. We are a turnkey solution, including home demolition.
